Terms and Conditions

Please note your acceptance of these terms and conditions is a requirement of making a booking.

Booking confirmation/deposit:  To secure your reservation as per the dates and rate specified at the date of booking, a minimum deposit of $200 is required. Deposits must be paid via bank transfer/direct credit to our bank account as detailed in the email correspondence. We will acknowledge receipt of your payment and confirm your booking via reply email.

Final/balance payment:  The balance of the booking is required no less than 21 days prior to check-in.  When received, we will acknowledge receipt of your full/final payment via reply email.

Non-payment: Should the deposit or balance payment not be received by us by the due dates stated in our email correspondence with you, your reservation may be cancelled, and the dates released and made available for other customers to book. Should this occur, a $50 cancellation fee will be deducted from any refund that we may provide of payment already made, in accordance with our Cancellation/refunds policy (below).

Bookings made within 21 days of check-in:  If a reservation is made within 21 days of check-in full payment is required within 3 days to secure your booking, or your dates may be released and made available for other customers to book.

Booking alterations/rescheduling:  You may request a change to your booked dates and, where possible, this can be made once free of charge up until 21 days before your original check-in date. Rescheduling within 21 days of check-in is not permitted, however if you cancel and we are able to re-let the cottage for your booked dates you will receive a refund in accordance with our Cancellation/refunds policy (below). Cancellation/refunds:  A full refund of any payment received, less $30 administration charge, will be provided for 21 days or more notice of cancellation prior to check-in date. No refund will be given if you ‘no-show’ for your booked dates or cancel less than 21 days before check-in date. However, in the case the cottage is re-let subsequent to cancellation within 21 days, a refund will be provided less a $50 late cancellation fee.

It is suggested guests seek travel insurance (particularly for longer stays) to cover cancellations, loss of deposits, medical and other emergencies.

COVID-19:  We comply with government directives, if you are located in a Local Government Area with lockdown restrictions in place at the time of your stay, a 12 month credit will be provided or a refund may be provided. If you are unable to travel for any other reason related to COVID-19, a credit may be provided at the discretion of management.

No shows:  No shows will be charged the full amount of booking.

Guests cut short their stay:  If guests cut short their stay while at the cottage, no refund will be given. Only if the cottage is re-let for the remaining booked nights, can any balance be refunded, less all costs of any additional cleaning, re-letting and a $30 administration fee. If the cottage is not re-let, no refund will be given. 

Check-in / check-out:  Check-in is from 2pm and check-out by 10am. Early check-in or late check-out may be requested however is strictly subject to availability, cleaning requirements and necessary preparations between guests. It may also incur an additional fee if available.

Maximum number of guests: All guests staying overnight on the property must be registered and paid for at time of booking. Any changes must be requested and explicitly arranged with management before check-in date. We are legally limited by our local Council to 5 people maximum (including infants) in Frog Hollow – our 2-bedroom cottage. Our 1-bedroom cottages, Orchard and Catbird, accommodate a maximum of 2 guests (plus one infant if arranged at time of booking). 

Children: Children must be supervised by adults while on the property in the interests of safety as we have indoor/outdoor fire facilities and close proximity to the river and forest. Adults are responsible for children and their actions/behaviour.

Infants: We don’t cater specifically for infants, guests must bring with them all items for infants including cot/crib, highchair, linen etc.

Cleaning:  Daily housekeeping service is not included. If your stay is for longer than 5 days, fresh toweling is swapped the following day with used towels. Please leave the property neat and tidy, with dishes/cookware washed, dried and put away.

Smoking:  Smoking is not permitted inside the cottage, evidence of such may incur an additional cleaning fee. Smoking outside is permitted. Please exercise caution due to the bush setting and use the ashtray provided. Do not throw butts on the ground.

Guest’s visitors: To ensure a peaceful experience for all our guests, only registered and paying guests are permitted on the property. Please discuss with management at time of booking if you would like to request an exception.

Strictly no pets:  We prioritise the wellbeing of the native wildlife on our property, as such a strict no pet policy is applied for all guests.

Waste disposal:  Our cottages are connected to a wastewater treatment system. Do not attempt to flush disposable nappies, cotton baby wipes, tissues or sanitary products down the toilet as this will block pipes and damage the treatment plant.

Indoor fireplace:  During our cooler months, April to October, sufficient indoor firewood for night use is provided for guests for the duration of their stay. The cottage fireplace is set ready for guests to light at their convenience with sufficient kindling, hardwood, firelighters and matches provided for the cottage. The indoor firewood is not to be used for the outdoor firepits.

We understand that sometimes guests may spend more time inside the cottage and additional firewood may be required for daytime use. Supply is limited and at the discretion of management. Additional wood incurs a fee. Guests may also bring extra firewood with them or purchase it from local suppliers.

Do not collect bush wood for use in the indoor fireplaces or access the wood stores. Please contact management regarding additional wood if required.

Indoor firewood is not provided during the warmer months, November to March.

Act responsibly at all times and take care when using the internal fireplace. Do not leave fires unattended and ensure the firebox door is closed. Adult supervision is required at all times. 

External firepit:  Wood for the external firepit is provided all year round adjacent to the firepit. Do not use indoor hardwood in external firepit. Use of the external firepit is dependent on prevailing weather conditions and any current fire restrictions. Do not use in windy conditions.

Act responsibly at all times and all care and commonsense must be exercised when using the external firepit. Do not leave fires unattended and ensure firepit is extinguished before heading inside or leaving the property. Adult supervision is required at all times.

Damage to property or stolen items:  Guests are responsible for any damage, loss or theft from their cottage. Guests are required to advise management of any damage prior to check-out and this may result in a charge being applied. If discovered after guest departure, a fee may be charged in accordance with the payment details previously provided, alternatively an invoice will be sent to the guest for prompt payment.

Environmental considerations:  Always be mindful of our environment. Please turn off electrical items (especially electric blankets and heaters), TV and internal lights etc. each time you leave the cottage.

Be considerate of the need to keep water usage to a minimum as we rely solely on rainwater tanks for all our needs. We are not connected to the town water supply. 

Vehicles: When on the property drive slowly and always keep to the driveways, off the grass and gardens. There is strictly no vehicle access to the river bank, forest or surrounding properties. Unnecessary vehicle movement on the property is not permitted and only park in the designated area at your cottage. This will ensure safety for all our guests, native fauna, and flora.

Keys:  Guests will be provided with one set of keys to the cottage. Loss or damage to keys will incur a fee of $10 per key payable prior to guests being provided with a replacement set.

Charging electric/hybrid vehicles:  We do not have dedicated vehicle recharging facilities, only standard household 240 volt power outlets. If you have an electric/hybrid vehicle that you may want to recharge during your stay with us, please advise us at time of booking. Guests are not permitted to attempt recharging without explicit prior arrangement with management. At our discretion we will set up your access to the suitable power point for slow/overnight trickle charge only. An additional fee will be charged calculated on the power drawn.
